Atlantic Beach real estate
The nation, and indeed much of the world, is still in the midst of a much-publicized housing boom that has to date shown no sign of slowing. With interest rates at a prolonged low, and land prices rising monumentally, investors cannot rush into realty fast enough.
While property prices appear to be booming everywhere, heretofore high demand areas are seeing themselves driven to increasingly lofty levels of competition for development. This trend is seen played out in areas like Atlantic Beach, Florida, an upscale beach resort town on the coastal region of Jacksonville.
Jacksonville, according to the U.S. Census, is already one of the fastest growing American cities, and Florida leads the nation in tourism. Atlantic Beach, residing amongst the ocean and the Intracoastal waterway, has a particular draw to tourists, prospective residents and market buyers alike.
Naturally, beach property has a particularly high demand, although one in every four homes bought last year was purchased as an investment rather then a residence, according to the National Association of Realtors. An already attractive market for a prospective home owner becomes more lucrative to individuals noticing the perpetual low of interest rates and stock markets.
Of course, this surge in property value has observers cringing the unforeseen downfall of the market, but Atlantic Beach seems a reliable bet for continued development. Housing has grown steadily since the city’s inception in 1925, and newly built properties sporting close beach proximity or private boat docks continue to entice buyers in the region with prices approaching upwards of $3 million for a unit. Condominiums and houses rarely dip below $200,000, and even land amongst undeveloped marsh is seen offered in the six digit range.
The practically daily increase of property value both excites and worries investors, yet Atlantic Beach offers multiple options to buyers with enough capital to hedge their bets. For an increasing number of retirees and upscale residents, this region makes a competitive case to park one’s savings- as well as one’s boat.
